The Exton Estate is a large rural estate located in the heart of picturesque Rutland, the smallest historic county in England. The Estate is within easy reach of Oakham, Stamford, Leicester, Peterborough and Nottingham.

This beautiful 18th-Century park, which is Grade II listed, contains a sheltered five-acre walled garden which gradually slopes down to an ornamental lake at the southern end, where ospreys have been known to catch their dinner!

Exton Park, 20 minutes by car from Peterborough and less than 10 from the A1, is home to the Gainsborough family. The house and grounds are occasionally used for weddings, and regularly as a location for film and photo shoots. The parkland has existed since the 12th Century, and the gardens witnessed performances by Handel in the 18th Century. The old potting shed now forms the honesty shop where essential items and local produce can be purchased.

Exton Park has a wonderful Gothic Folly, Fort Henry, in the grounds on the edge of a private lake, that can be rented from the estate for weddings and other events, and it is certainly well worth a detour to take in the view. Exton Park has extensive public access throughout the estate along 14 miles of footpaths and bridleways with wonderful scenic views.

Despite being landlocked, one of Rutland's most distinguishing features is the large body of water right at its centre. Rutland Water is one of the largest artificial lakes in Europe. It is the Anglian Water's drinking water reservoir and an internationally famous nature reserve that provides a home for over 25,000 waterfowl. It lies less than three miles to the south of the Exton Estate and is ringed by 25 miles of cycle and footpaths.

Located in three different areas of the United Kingdom (Lancashire, Rutland, and Suffolk), this company offers canvas wrapped three bedroom rural hideaways. The tents are very large, with a central living area offering plenty of room to relax with a wood burning stove providing a central point around which to relax. Solidly built with a decked floor throughout, there's a separate dining area with a pine table and high backed chairs which will seat six in comfort and style. The three separate bedrooms are roomy, and each tent has a double bed, a twin bed, and a bunk bed for smaller guests. The beds themselves are all pine, and plush duvet sets are provided. Cooking can either be done in the kitchen area inside the tent on a butane hob, or the stove can be used to simmer
